Ranch Acres Historic District

This nomination focuses on a district that is truly a distinguishable entity whose components lack individual distinction but, taken together, create a historic district. The district comprises more than 300 resources that occupy a two-phase plat and whose components are nearly singularly ranch type houses. The nomination presents a typology for the various forms of houses. Initial construction in 1949 was the introduction of the type to the city, and the development was complete by 1962. Noncontributing resources are few and are typically houses that had additions that detract from the characteristics of the ranch type, or new infill that replaced older ranch houses.

The Smith-Voorhees-Covenhoven House is a good example of Criterion C and architecture for local building techniques, local forms, and changes over time. The nomination concentrates on the building but does an excellent job of bring in changes to the region over time.

The foundation of the neighborhood’s success was the collaborative interpretation of the traditional large-scale merchant building practices by developer/builder Robert C. Davenport and architect Charles M. Goodman. This nomination is an example of a district nominated under the Historic Residential Suburbs in the United States Multiple Property Cover Document.
