The schematic design phase (or 35% design) is the initial design phase where floor plans, sections, elevations and building systems are created. It looks at what the massing and the footprint of the building will be in order to house all of the building functions (i.e. visitor service areas, administrative offices, storage, circulation, restrooms etc.)
This scematic design calls for a stepped structure with a three-story section on the Legends site, a two-story section across Washington Street and a single story section on the Old Solly’s site. The design includes an east-west pedestrian walkway through the structure along Washington Street and an exterior walkway along the building’s north side.
